This really depends on the type of property you are buying along with what you have planned. If, for example, you are buying a modern purpose-built flat, then a RICS Level 2 homebuyers report would be more than sufficient. However, if you are buying a Victorian house that has been extended or altered then a more detailed RICS Level 3 building survey would be necessary. If you have proposed works in mind, to alter the property significantly then a Level 3 building survey would also be the best option.

No. Our standard level 2 homebuyers report does not include an independent valuation , however this can easily be added if desired.

Adding a RICS market valuation to your survey can be a great way to ensure you are paying a fair price for your property. However, this may not always be necessary, especially if your bank will provide you with a copy of the mortgage valuation and you mortgage loan is a large percentage of the purchase price. Although you may require a valuation for other purposes.

Typically, a survey report will be available within 5 working days of the inspection. We will issue the report by email upon receipt of payment, hard copies are available upon request.

There is a difference between the valuation that a mortgage lender requires, and our property valuation. Principally a mortgage valuation simply assures the mortgage lender that the market value of the house is not less than the amount they’re lending, which could only be a small percentage of the overall value.

We will carry out a visual inspection and attempt to operate the services; i.e., firing up the heating, turning lights on and off, etc. However, we are not qualified electricians, gas engineers or plumbers and therefore we cannot undertake further tests of the services.

We would always recommend instructing a qualified contractor to carry safety tests. You can find local approved contractors on sites such as checkatrade 

You are welcome to advise us of any concerns or specific areas of interest you have before the survey takes place, the surveyor will be made aware of these so they can be addressed accordingly.

RICS, our governing body, maintains that a surveyor should not give an opinion on a property for a period of 24 hours after inspecting it. This is to ensure they have had sufficient time to form a proper opinion from both the inspection and also their subsequent thoughts as they prepare the report and go through their photographs. In addition, it can be very distracting for a surveyor to have others present. On that basis we do not allow this.
